These terms apply when you use evenlytax.com, run by Sky-Dweller Group LLC, doing business as Evenly Tax ("Evenly Tax," "we," "us"). By using the site or buying a packet you agree to them.
What we provide. Evenly Tax is an information and document service. For each property, we compare the county's assessed value to similar homes using fixed rules and public Cook County data, and we provide an Evidence Packet Guide, a Comparable Property Analysis, and a draft cover letter.
What we are not. We are not a law firm, a licensed appraiser, or a tax representative. We do not file or argue your appeal, and we do not represent you before the Assessor, the Board of Review, or any other body. Nothing we provide is legal advice. You decide whether to appeal and you file under your own name.
No guarantee. We do not promise that any appeal will be filed successfully, that your assessment will go down, or that your tax bill will fall. Results depend on the county's decisions, your property, and facts we cannot see. An appeal can change how your home's share of the tax levy is divided, but does not change the total collected by taxing bodies.
Your responsibilities.
Who can use the service. The service is for individual owners of residential property in Cook County, Illinois. If a company or trust owns the property, you can file with the Assessor yourself, but the Board of Review requires a licensed attorney, and we cannot file for you. We ask who owns the property before you pay.
Data sources. We rely on public data published by Cook County. It can contain errors or be out of date, and we do not control it. We are not responsible for mistakes in the county's data.
Pricing and payment. The FREE check costs nothing. A packet costs $39 per property, one time, charged through Stripe. If you order for several properties at once, the price is $59 for two, $79 for three or $99 for four, and we charge only for the properties that get a packet. We do not take a percentage of anything you save.
All sales are final. Your documents are delivered digitally as soon as you pay, so we do not offer refunds. An order for several properties is one purchase, so once any packet in that order has been downloaded, the whole order is final. See our Refund Policy.
Your license to the documents. You may use and print your documents for your own appeal. You may not resell them or republish them.
Limits on our liability. To the extent the law allows, our total liability to you for any claim is limited to the amount you paid us for the packet. We are not liable for lost savings, missed deadlines, or indirect or consequential losses.
Governing law. These terms are governed by Illinois law. Disputes will be handled in the state or federal courts located in Cook County, Illinois.
Changes. We may update these terms. The version posted on the site when you buy applies to your purchase.
